No Ductwork? Window Units Are Not Your Only Option
A lot of Northern New Jersey housing stock predates central air. In a 1920s colonial or a story-and-a-half cape, there is often nowhere to run supply and return trunks without losing closets, dropping ceilings or boxing in a stairwell. So people live with window units that block the view, leak air all winter, and still leave the finished attic at 85 degrees.
The other version of this problem is the room that central air never reached — a converted garage, a bonus room over the garage, a finished basement, or an addition that got tied into a duct system already at its limit. Adding a mini split zone solves that room without touching the rest of the house.
What Our Ductless Mini Split Service Includes
A ductless system pairs an outdoor condenser with one or more indoor heads mounted on a wall, in a ceiling cassette, or as a slim concealed-duct unit tucked into a soffit. Refrigerant lines, a condensate drain and control wiring run between them through a three-inch opening, so installation is far less invasive than duct. Each head is its own zone with its own thermostat, so you are not cooling empty rooms.
We do the design work before quoting: a load calculation per room, head placement that accounts for furniture and throw distance, a line set route that keeps the exterior tidy, and a plan for condensate — including a pump when gravity drainage is not available. On install day we mount the equipment, run and evacuate the line sets, handle the electrical ourselves, then commission each zone and show you how the controls and filters work. We repair and maintain ductless systems too, including units we did not install.

Ductless Mini Splits FAQs
How many indoor heads do I need?
It depends on the layout and how open the floor plan is, not just the number of rooms. Open areas can often be covered by one well-placed head, while bedrooms behind closed doors usually need their own. We determine it with a room-by-room load calculation.
Do mini splits heat as well as cool?
Most do. They run as heat pumps in reverse, and cold-climate models hold useful capacity well below freezing. Many Northern New Jersey homeowners use them for most of the shoulder season and lean on the furnace or boiler in deep cold.
Are they noisy?
Indoor heads are quiet — typically quieter than a refrigerator at low fan speed. The outdoor condenser makes some noise, which is worth considering when we pick its location relative to bedroom windows and a neighbor’s property line.
Can I install one in a condo or high-rise?
Often yes, and it is a common solution in buildings in towns like Fort Lee and Edgewater. It depends on where the outdoor unit or condenser can be placed and what your building association allows. We will look at the site and tell you what is feasible before you go to the board.
How much maintenance do they need?
The washable filters in each head should be cleaned every month or two during heavy use, and the blower wheel and drain pan need periodic professional cleaning. Skipping that is the main cause of weak airflow and musty odors in ductless systems.
Is ductless cheaper than adding central air?
Often, in a home with no existing ductwork, because you avoid the construction cost of running duct. In a home that already has good ducts, central air is usually the more economical route. We price both when both are realistic.
